The Block One team has significant experience in developing, financing and operating multi-family development before, through and since the financial crisis. This breadth of experience allows Block One to focus on the quality of the underlying real estate.
Mr. Hobby is directly responsible for the operation and profitability of all Block One operations and projects. Previously, he spent 13 years as Vice-President of Case Pomoroy Properties, a privately held real estate development and investment management firm headquartered in New York, New York with offices in Jacksonville, Florida. While at CPP, he was involved in the execution of over 40 individual projects throughout the Southeastern U.S., reflecting aggregate equity investments of over $200mm with an estimated development value of over $800mm. He directly oversaw the investment analysis and development process including land acquisition, planning, development, construction, stabilization, financing and sales. He is a past board member of the University of Georgia’s Terry College of Business, a current Full member of the Urban Land Institute (ULI) and a member of the ULI Small-Scale Development Council. Mr. Hobby holds an undergraduate business degree in Finance (1994) and a master’s in business administration in Finance and Real Estate (2000), both from the University of Georgia.
Ms. Edenfield is responsible for performance management, financial modeling, reporting and budgeting for Block One’s operations and all of its development projects. Ms. Edenfield holds a Bachelor’s degree in Accounting from the University of North Florida and a Master’s from the University of Tampa.
Mrs. Chitwood oversees all Block One administrative functions and provides support working alongside Mr. Hobby to coordinate tasks on both the operations and construction projects. She has over twenty years of executive administrative experience in the real estate, legal and consulting fields. Originally from Atlanta, Mrs. Chitwood worked for McKinsey & Company, a worldwide management consulting firm, as an Executive Assistant for several partners. She attended the University of Georgia and holds an undergraduate business degree in administrative systems from the University of West Georgia. Since relocating to Florida in 2001, she worked as a legal assistant for Rogers Towers and also has obtained her sales associate real estate license in the State of Florida.
